Eligibility

Who can qualify for a Golden Visa in Dubai?

There is no single Golden Visa checklist for every applicant. Your documents, nomination requirements and residence duration depend on the category that fits your circumstances.

01

Real estate investors

Dubai provides a Golden Residency route for qualifying owners of one or more properties. Current Dubai authority guidance uses an AED 2 million qualifying property-value threshold, subject to the applicable ownership and documentary requirements.

02

Business and public-investment investors

Investors and company partners may qualify through eligible investment, company-capital or tax-contribution routes. Supporting evidence can include licences, financial reports, bank evidence and authority-issued tax documentation.

03

Entrepreneurs

Qualifying entrepreneurs may apply through routes intended for pioneering, innovative or technology-focused projects. Nomination or confirmation from the relevant authority or recognised body may be required.

04

Exceptional talents and specialised professionals

Categories can include executives, doctors, scientists, inventors, creatives, athletes and specialists in priority professional or scientific fields. Each category has its own evidence and approval requirements.

05

Outstanding students and graduates

High-performing school and university students may qualify subject to academic achievement, accreditation and recommendation requirements applicable to their category.

06

Other recognised categories

Golden Residency also includes defined routes for humanitarian pioneers, frontline heroes and other categories recognised under current UAE regulations.

Property Investors

Golden Visa through property investment in Dubai

AED 2 million

Current Dubai immigration guidance provides a Golden Residency route for an applicant who owns one property or a group of properties with a qualifying total value of at least AED 2 million.

The application is not based on purchase price alone. Evidence must satisfy the relevant Dubai authority, and additional conditions can apply depending on ownership structure and the property itself.

  • One qualifying property or a group of qualifying properties may be considered.
  • Property value and ownership must be supported by the relevant property documentation.
  • Joint ownership and financed property require route-specific review.
  • Final eligibility is determined by the relevant Dubai authority.

Not buying property? You may still qualify through an eligible investment, entrepreneurial, professional, talent or academic route.

That is why First Elite Global begins with your circumstances rather than giving every applicant the same document list. We identify the route that appears relevant, explain what evidence it requires and help you prepare for the formal application.
